What determines roof replacement cost in DFW
Size and pitch. Roofers price by the square (100 square feet). A 2,200-square-foot single-story home with a moderate pitch and overhangs typically has 28 to 34 squares of roof. Steeper pitches, two-story homes, and complex rooflines with many valleys and dormers cost more per square because of labor and waste.
Shingle grade. Standard 3-tab shingles are the cheapest and rarely recommended anymore in DFW. Architectural (dimensional) shingles are the norm. Class 4 impact-resistant shingles cost more but many Texas insurers offer premium discounts for them, and they hold up better in the hail belt.
Decking, layers, and details. If the plywood or plank decking is rotted or if there are two layers of old shingles to tear off, expect added cost. Drip edge, ice and water shield in valleys, new pipe boots, ridge vents, and proper flashing around chimneys and walls are the difference between a quote that lasts 25 years and one that leaks in five.
Permits and disposal. Most DFW cities require a permit for a full replacement, and dumpster and haul-off fees are real. A quote that omits them isn't lower.
