What a real roof inspection should cover
The roof surface: shingle condition, granule loss, hail bruising, wind creasing, lifted or missing tabs, and the age and remaining life estimate. In Houston the inspector should walk the roof, not photograph it from the driveway, unless the pitch makes that unsafe.
The details that actually leak: pipe boots, chimney and wall flashing, valleys, skylights, satellite mounts, and ridge caps. Most leaks start here, not in the field of the roof.
Inside and around: attic ventilation, signs of moisture on the decking, staining on ceilings, gutters and downspouts, and soft fascia. A good report includes photos and a clear recommendation: fine, repair, monitor, or replace.
